According to John the Portland Real Estate market is becoming a Sellers’ market. The Hot properties right now are Non Short-Sales Homes between 200,000 -250,000. If you have a home and are looking to sell, it might be a great time- inventory is low and homes in that price range are getting multiple offers. RMLS most recent Market Action Report was released today for February of 2012.
Some Highlights- Compared to last month there was improvement in closing and pending sales. Closings were up 3.1% and pending were up 15.7%. We did have a decreased inventory, down 7.0 last month, this is the lowest number since 2007! On a positive note that the Average sale price was also up by 4.3% compared to last year in February. With the Portland real estate market sales activity continuing to climb upward for the third straight month in December 2011, 1600 homes closed escrow in the Portland area and was the strongest December in recent years for the Portland real estate market. Decembers real estate inventory was at it’s lowest point since 2006, where the new year buyers at the start of January were left with only 8,612 homes on the Portland real estate market, in recent years we have seen in excess of 12,000 homes available for the Portland real estate market. If you look at the Portland real estate market on a month to month basis is basically up and down but if you compare to 2010 we are down around 6.7%.
